To list or not to list over the holidays November 18, 2009

Maybe the Holidays ARE the time to list your home! DSC_0046

You’ve got to move but who will look at your house THIS time of year?  Here are some things to think about:

1. There are people who need to buy around the Holidays and cannot wait.  This time of year, a higher percentage of those looking at homes are actually serious about buying.  There are fewer lookie-lus. 

2.  Your competition is often less over the Holidays as many do not like the idea of having their home listed over the Holidays.  Combine #1 and #2 and it is something to seriously consider.

3.  Think of how welcoming a home is over the Holidays with all the decorations and the great smells coming from baking and cooking!  I was always convinced that a home of ours sold quickly because of the cookies we were baking the day those buyers came! The aroma gave them the strong impression that this could be home for them.

4.  Interest rates are still good at this moment in time.  That is a real plus for buyers. If we had a crystal ball we would know what would happen down the road.  We know they’re good right now.

When IS the best time to list your home? 

It’s work any time you list your home but during the Holidays – starting in November going through the first of the year – you will have less competition combined with great interest rates and a higher percentage of serious buyers.  And think of how appealing your decorated home will be to those making an appointment to see it.

Good idea! No place like home for the holidays! Imagine open house events as a holiday parties and maybe use it to benefit a charity too.
