First Time Home Buyers – Heather and Seth June 4, 2010
Soon to be first time parents and still living in an apartment,
Heather and Seth were wanting to purchase a home so they could move in prior to their first child being born in August of 2009. As Heather said, they were in a noisy apartment and they just felt it better to bring home a newborn to their own home where it was quiet and they felt safe.
Heather’s mom, a longtime friend of mine, knew that I could get Heather and Seth organized. One phone call to ReloMary and Heather and Seth were on the road to their first home purchase.
There are a lot of questions with purchasing a home no matter if it’s your first or 10th time. There are variations each and every time as to what the “rules” are. A key to success is working with a Realtor® who has the experience, tools, and resources appropriate to your needs and who is full time in the market now to stay on top of it all.
I was able to connect them with a Realtor® , Bob, who enjoys working with first time home buyers. It is so important to sit down at the initial meeting to discuss hopes and dreams and also get prequalified. This quickly helps the buyers know what is in their price range so they can stick to that and not spin anyone’s wheels – including their own. That’s just a set up for frustration.
Heather and Seth had enough money to pay closing costs and were able to take advantage of the first time home buyer’s tax credit in 2009 which they got back on their taxes. Because Seth had been in the military, they were also able to qualify for the G.I. loan to purchase their home.
No matter what your circumstances are, it is so very important to have a good mortgage lender and have an excellent Realtor® at your side through the financial bit as it can get rather exasperating with loans now days. Had Heather and Seth worked with a nonchalant kind of agent, they likely would have been pulling their hair out when the loan took longer than it was suppose to at the end. Bob stayed on it, kept Heather and Seth in the loop, and the closing happened in May of 2009.
May of 2009 is when some cosmetic work began on the new home. They were keen to have wood floors so they tore out carpet and put down a beautiful laminate. The fireplace facade was redone and created a nice focal point for the living room. As any new mom would, Heather loves the big inside laundry room!
Are Heather and Seth happy with their first home? When I sat down with them in May of this year, 1 year after them closing this transaction, they were very happy. They had certain criteria when starting out. They got some of it but not all. But they realized how good it felt to be out of the apartment they were living in and in their very own home with their young son. They have even added a dog to the family picture!

When my daughter and her husband thought the time was right to buy their first home I knew we had to call Mary. She did a wonderful job in connecting them to the best realtor for them. As an added extra bonus I get to have my daughter and her family close by. Now my son is saving up for his first home, hopefully soon Mary will be called on again.
It was really fun visiting with them in their new home, Sheryl, seeing them all settled in. I am 100% sure you are having the time of your life having them nearby.
They lead busy lives and it reminded me of when you and I first met – with young kids of our own.
