Moved in by Christmas December 14, 2011 No Comments
“We want to be moved in to our new home by Christmas.”
It was mid-October. I got an email from a young business man regarding a move from to a new city from where he and his family had always lived. He had accepted a great job with a very good company. The move was exciting indeed. His family of 4 was setting out on a sort of life adventure. As is often the case, moving and all that is involved can be a daunting task. The question he asked was, “Can you help me, ReloMary?“
It started with emails. We emailed back and forth and then talked on the phone. I got pertinent information from him getting their timeline and learning what they were venturing to do. They had been online and selected a few homes to share with me that were “currently on the market.” This was helpful. But, as is so often true, the homes were all over the map and some were no longer available. What you see online isn’t always an accurate or current picture. It IS helpful, however, because it gives a keen visual of what looks interesting and appealing.
Time for me to go to work. Computing all the information in my head that I’d been given, it was my role to select a good Realtor for them to work with. It’s more than choosing a Realtor who can find them a home. It’s rather choosing that Realtor who can become a major source of information for folks moving to a new area. That will happen if the Realtor is keen to work with people relocating and addressing all of their needs. Some thrive on this but not all.
The right Realtor. I put my thinking cap on and did my search for the right Realtor match to begin with. My networks are in place across the country to aim for a bull’s eye each and every time from the get-go. The Realtor selected for this family had worked years with people relocating. He thrives on it. He enjoys filling in all the gaps of someone moving to a new area which is key to a good outcome.
Ala Carte. We also got them organized with a good lender and temporary storage facility. They are keeping their existing home to rent out but, down the road, they can seek my help in choosing a Realtor to list and sell it. I assist with household movers and auto transport and appraisers. It is really a matter of what you need as one size does not fit all.
“We want to be moved in to our new home by Christmas.” Their wish was our command. The family closed escrow and got possession of their new, beautiful home this week. (mid-December) They are ready to settle in to their new community and new life. I have the strong feeling they will love their new community that started with getting a new and wonderful job. Oh, and did I tell you I love MY job?

Protect Your Identity on 1099s December 1, 2011 1 Comment
Protect Your Identity on 1099s
I am happy to share this guest blogpost, written by my LinkedIn friend who is a financial coach. Her name is Jayn Krasco Stillson. She has provided some valuable tips on how to reduce identity theft by making quick work of getting a Tax ID# which for your small business. ~ Mary Lascelles
“Hello all. I’ve had a couple conversations recently about identity theft, and thought I’d offer a simple tip to help protect small business owners (sole proprietors). This would be someone who conducts their business either in their own name or has filed a dba (doing business as) certificate, not someone who has an incorporated business.
If neither you nor the service provider has a tax identification number, both of your SS#s must be used on the 1099 that is filed with the IRS. This means that you have each given someone you may hardly know the most important number in your life. Not only that, you have no idea who might have access to the copies of that form that are kept on file. (Anyone from the cleaning staff to clerical staff to someone’s family member rummaging through a home office would have your name, SS# and address.)
This problem is so easily solved by obtaining a tax identification number from the IRS website. The IRS refers to it as an Employer Identification Number or (EIN). You can obtain one by clicking on this link, clicking on the “Begin Application” button and following the instructions. https://sa2.www4.irs.gov/modiein/individual/index.jsp
Note that an EIN does not trigger any additional mail from the IRS. You don’t have to have employees and you are not required to file any special tax forms as a result of obtaining the number.”
This is such an easy way to avoid sharing your SS# with those your do business with. If you have any questions or need assistance completing the form on the IRS website, don’t hesitate to call or email me. (Jayn@Jaynyk.com 781-665-0895)…I’m happy to help.

American Migration According to Forbes November 21, 2011 No Comments
Are more people moving in or out of your area? And why?
Forbes has produced an interactive map, released this month (November 2011), which is a very useful tool in determining who is going where and why in the United States at this juncture in time. I couldn’t resist having it available for you on my website.
Click on any county anywhere in the country to see where people are coming from or going to. The counties appearing red have more people moving there than away. Contrasting that are the counties appearing blue have more people move away than to that county.
Here is the rest of Forbes’ story about “Migration in America.”

Guide to an Easier Move November 17, 2011 2 Comments
Moving Links 4 You thanks Douglas Elliman, Real Estate Agents for New York City Rentals for this Guest Blog Post…
Moving is usually stressful. There are hundreds of items on your to-do list and you may wonder if you will ever get them all done. It can also be time-consuming and expensive. When you are in a position of having to get yourself moved, here are some tips to help you save time and money while lowering your overall stress level.
Be Prepared
There are certain things you will need on hand when packing. It’s better to be over prepared and have items leftover than it is to keep running out to the store for forgotten supplies. Here is a list of what you will need when you are packing up the house.
• Box cutters, boxing tape and boxes
• Bags, sheets and newspapers for wrapping items and sorting
• Pens or markers for labeling boxes
• Toolset for taking apart items to be packed
• Pillows for filling up space in boxes and protecting fragile items
If your items will be spending any period of time in a storage shed then you will want to pick up some additional supplies. Buy mousetraps to scatter around the shed for rodent deterrents. Buy some moth balls to sprinkle around and keep other critters away from your valuables. Finally, pick up plenty of air fresheners. Put them in the containers with your items to help keep some of the musty or mothball odor out of your clothing.
Labeling
Always label the boxes. There is no exception. Mark what’s in it, what room it belongs in, how heavy it is and whether it’s fragile. This will prevent a TV from being set on the box that contains your grandmother’s wedding china. It will also help you avoid putting a box of lightweight kitchen appliances that you need immediately under a heavy box of books that can be unpacked last.
You should also have a system for identifying how important a box is. Choose a scale of one to ten or even one to five. Boxes marked with the lowest number should be opened immediately upon arrival at your new home. Boxes marked with a lower numbers can be left and opened at a later time.
Inventory
As soon as you know that you are moving you should start preparing an inventory of the items you own. This list will help ensure that everything you love and want to take along is packed. Start purging while you are making the inventory so you aren’t transporting things you no longer love, need or use. Make notes of the items that are disposed of so you won’t waste time looking for them.
Vans and Trucks
Start talking to friends and family as soon as possible about having them help with the move. The more vehicles you have on hand the faster the job will get done. If necessary, rent a local truck so you can get more things moved at one time.
Help
Your friends and family are probably willing to help you with this move. Allow them to work with you. Let them help you with the inventory, the packing, moving and final unpacking. Thank them for saving your sanity, because they will prove to be life savers. Things may get a little confusing when you have extra people helping, but you will need the help and greatly appreciate it.
These steps can help you stay sane and safe when moving. Accept help from your friends and make sure that you prepare an inventory. Label everything for easy unpacking later and you will find that the move goes smoothly with very few problems.
