Real Estate Professionals GMAC celebrates Holidays with clients…
An annual event takes place in December – a festive gathering is held. This year the soire was held at 1647 Court Street – at Real Estate Professionals new and beautiful digs – on 6 December 09.
What a great space to work! What a great space to celebrate! For two hours, from 4-6pm, it was magical at Real Estate Professionals/GMAC.
The trees were lit. Poinsettias abounded. Nutcrackers and Santas and candles…
Westside Performing Arts Carolers sang. Superb food was catered by “inhouse” chefs! The walls were adorned with Art Hop art. An oil paint artist was on hand, Sean J. Randall. Great raffle prizes given away including tastings at Vintage Cellar Custom Winery. There was a movie room for the kids. People mingled and the Holiday mood was festive. It was sheer fun!!

How will you move your pets if you are moving a long distance?
We all want our pets to have an easy transition to our next home. There’s so much to think about in regards to moving your household goods and wrapping up loose ends before you depart your current residence and move onto the next.
The kids, if young, must be looked after so you can pay attention to details. The utilities must be turned off at the old place and on at the new. The newspaper subscription needs to be stopped. A car transporter may need to be arranged. Temporary storage might be something to think about. Household mover needs to be organized. The list can go on and on…

Maybe the Holidays ARE the time to list your home!
You’ve got to move but who will look at your house THIS time of year? Here are some things to think about:
1. There are people who need to buy around the Holidays and cannot wait. This time of year, a higher percentage of those looking at homes are actually serious about buying. There are fewer lookie-lus.
2. Your competition is often less over the Holidays as many do not like the idea of having their home listed over the Holidays. Combine #1 and #2 and it is something to seriously consider.
3. Think of how welcoming a home is over the Holidays with all the decorations and the great smells coming from baking and cooking! I was always convinced that a home of ours sold quickly because of the cookies we were baking the day those buyers came! The aroma gave them the strong impression that this could be home for them.
4. Interest rates are still good at this moment in time. That is a real plus for buyers. If we had a crystal ball we would know what would happen down the road. We know they’re good right now.
When IS the best time to list your home?
It’s work any time you list your home but during the Holidays – starting in November going through the first of the year – you will have less competition combined with great interest rates and a higher percentage of serious buyers. And think of how appealing your decorated home will be to those making an appointment to see it.

Bloomberg report addresses homebuyer’s tax credit udpates…

Oct. 29 (Bloomberg) — “The $8,000 tax credit for first-time homebuyers would be extended and some people who already own residences could claim a benefit under a proposal by Senate Democrats.
An agreement reached yesterday by the Democrats would let homeowners who buy a new home qualify for a $6,500 credit if they have lived in their prior residence for five years, according to Regan Lachapelle, an aide to Senate Majority Leader Harry Reid.
“The compromise we have now would expand the credit beyond first-time homebuyers,” Lachapelle said. Lawmakers expect to consider the measure as part of a bill to extend unemployment benefits, she said. That measure has been held up by a disagreement with Republicans over other proposed amendments.
Lawmakers have said they want to keep home sales from slipping as the economy struggles to recover from the worst drop in home prices since the Great Depression. The plan would extend the homebuyers credit, due to expire Nov. 30, to home purchases under contract by April 30, 2010, with borrowers allowed another 60 days to close the sale, according to a person familiar with the details of the agreement. The credit would be available to individuals earning up to $125,000, or $250,000 for couples, up from $75,000 for individuals and $150,000 for couples under the current law, Lachapelle said.”

We’d all love a fairy godmother when it comes to the actual move! The boxes alone are enough to drive you around the bend!
You’re moving! Yay! So much to be excited about. And then? You gasp and think “where to start?” You’re wondering what the best option is for you – whether to do it yourself or hire a mover to take care of it for you.
You can hire a professional mover or go the U-Haul route. So many people move each year. Just think of all the boxes needed for moving. Since we have become more conscientious about trying to recycle to go green, there is a new concept in moving that is getting off the ground right now in the San Francisco Bay area called ZippGo which uses boxes made out of recycled materials and can be used up to 400 times. They provide the boxes and you pack them. They will then deliver them to your destination, you unpack, and they will pick up the boxes from your new address when ready. This will be worth checking out for many. A comment by one gal who didn’t own a car said she liked the idea as it saved her walking home daily from work with big ol’ boxes in hand.
Some tips when moving…
Weigh your options in terms of doing it yourself or hiring a professional mover – taking into consideration time and stress involved.
If going with a professional mover, get two or three estimates and know that they are comparing apples to apples.
Obtain the movers’ handbook from the mover.
Be sure the moving companies know if they will be dealing with stairs or narrow streets to load or unload their trucks. It will make a difference in the estimate and save surprises in the final cost or delays in moving.
Talk to them up front about coverage if anything gets damaged. Make certain you know how your belongings are covered. (by pound weight* or replacement value) *Realize that an antique chair doesn’t weight much but may have great value. If they reimburse you for the weight of the chair, it will not cover the value of the chair.)
Have you thought of shrink wrapping your furniture to protect it from moisture damage or scratches?
Garage sales before moving day can certainly reduce what you have to move and put money in your pocket. Just be very careful you aren’t selling some valuable art work for $2! And check pockets or clothing before selling. How often do we find money in articles of clothing we haven’t worn for awhile?
Take special care with those things that can not be replaced. There may even be some things you will want to keep in your possession. As hard as movers try to do the best job, it’s not always possible.

GET REFERRED WHEN MOVING! We do not recommend you go online and go for the cheapest bid. It is true that you often get what you pay for. It is key you go with someone who is in the business to stay. How many times have we heard those stories where the mover does a “bait and switch?” They give a low ball bid and then will drive away with your goods if you do not pay additional fees before unloading your goods. Isn’t it worth getting referred for that reason alone?

The Sundial Film Festival was launched in Redding, CA in March 2009. Mark your calendars for the next festival on March 10-13, 2010.
Cart, was the winner of the 1st Annual Sundial Film Festival. Jesse Rosten so brilliantly gave an inanimate object, a shopping cart, such personality. I will never look at abandoned shopping carts without thinking of this 10 minute masterpiece. I hope you enjoy watching it and that it wets your appetite to mark your calendar for the 2nd Annual Sundial Film Festival scheduled to be bigger and better in Redding, California on these dates: March 10-13, 2010.
If the first year of the Sundial Film Festival is an indicator, this is destined to be an annual event in the Northstate going forward.
The idea was actually conceived at my kitchen table in late 2007 – while my husband was Redding Rotary President and our son was home for a bit. Mark and Will Lascelles (who had gone to film school in Australia) were talking about the fact that so many communities have film festivals and why not Redding? This is a forward thinking community on many levels but we didn’t yet have a film festival.
Roll it forward slightly and the Sundial Film Festival committee was formed with Peggy O’Lea as the guiding light! There were frequent and regular meetings of this committee at CR Gibbs in Redding.
A year or so later? The 1st Annual Sundial Film Festival was held at the Cascade Theatre in Redding, CA. People were pleasantly surprised at how polished the first festival was – well attended and festive from start to finish.
Kathleen Kennedy, the well known producer of such films as The Curious Case of Benjamin Button, starring Brad Pitt, is from Redding. Though she could not attend the festival due to a heavy schedule, she was present on screen saying how pleased she was that her community now had their own film festival.
Along with the film festival, still photographers had an opportunity to submit photographs to be evaluated and judged. This will again be the case in the 2010 festival. There is no shortage of talent in the Northstate.
The Festival is already accepting film submissions as of this writing in October, 2009. There is no time like the present to get involved in this wonderful event that is on course to grow year in and year out. Whether it be film or photography you are interested in as a participant or spectator, there’s something for everyone here. Mark your calendars for the 2nd Annual Sundial Film Festival in Redding, CA from March 10-13, 2010…
